Asbestos Survey & Re-inspection

An asbestos management survey locates and assesses asbestos-containing materials in the fabric of a building — common in any stock built or refurbished before 2000. Identified ACMs are logged in a register, condition-assessed, and re-inspected on a rolling programme.

Control of Asbestos Regulations 2012 — Regulation 4 (duty to manage)

The Control of Asbestos Regulations 2012 apply across Great Britain. Regulation 4 places a duty on those responsible for non-domestic premises — which includes the communal parts of residential blocks — to identify, assess, record and manage asbestos.

The duty to manage applies to communal areas of residential blocks — stairwells, plant rooms, entrance halls. Individual dwellings aren't covered by the duty, but surveys are still essential before refurbishment works.

How often should known asbestos be re-inspected?

What happens if asbestos condition deteriorates?
